Booking Terms — Subata Villas
Effective Date: January 1, 2026
These Booking Terms apply to all reservations made with Subata Villas, operated by Subata Holding Company Limited / บริษัท ซูบาตา โฮลดิ้ง จำกัด, registered at 80 Moo 11, Tambon Thepkrasattri, Amphoe Thalang, Phuket 83110, Thailand. Tax / VAT Registration Number: 0105565188996.
1. Booking Channels
Subata Villas accepts reservations through Airbnb, Booking.com, Agoda, and directly via our website (subatavillas.com) or WhatsApp (+66 657 311 044). The terms and conditions of the platform through which you book also apply alongside these Booking Terms.
2. Confirmation
A booking is confirmed only upon receipt of written confirmation from Subata Villas or confirmation issued by the relevant booking platform. We reserve the right to decline any reservation at our discretion.
3. Check-In and Check-Out
Standard check-in time is 3:00 PM. Standard check-out time is 11:00 AM. Early check-in or late check-out may be available on request, subject to availability, and may incur an additional charge.
4. Occupancy
Maximum occupancy is 22 guests across the combined Subata estate (20 guests in standard rooms, with two additional extra beds available). Exceeding the stated occupancy without prior written approval is not permitted and may result in termination of the stay without refund.
5. Cancellation and Refunds
Cancellation policies are determined by the platform through which your booking was made. For direct bookings, our cancellation terms will be communicated and agreed upon at the time of confirmation in writing. We strongly recommend purchasing travel insurance to protect against unforeseen cancellations.
6. Security Deposit
For platform bookings, security deposit requirements are governed by the respective platform's policies. For direct bookings, any applicable security deposit will be communicated at the time of confirmation and is refundable on checkout, subject to a property inspection.
7. Pets
Pets are considered on a case-by-case basis. You must request approval for pets at the time of booking. Unapproved pets on the property may result in additional charges or termination of the stay.
8. Guest Responsibilities
Guests are responsible for the property during their stay. Any damage to the villa, its contents, or the surrounding property caused by guests or their visitors will be charged to the guest. You are expected to leave the property in a clean and orderly condition.
9. House Rules
Specific house rules applicable to each villa will be provided at the time of booking confirmation and at check-in. You can also read our full House Rules at any time before your stay.
10. Immigration Compliance (TM30)
As required under Thai immigration law, guest passport details will be collected and reported to Thai immigration authorities via TM30 filing. By completing a booking with Subata Villas, you consent to this process.
11. Force Majeure
Subata Villas shall not be held liable for cancellations or interruptions caused by circumstances beyond our reasonable control, including natural disasters, government orders, civil unrest, or utility failures. In such cases, we will work with guests to find a fair resolution wherever possible.
12. Liability
Subata Holding Company Limited's liability in connection with any booking is limited to the value of the booking amount paid. We are not liable for any indirect, incidental, or consequential loss, including personal injury, loss of enjoyment, or loss of belongings during a stay, except where required by Thai law.
13. Governing Law
These Booking Terms are governed by the laws of the Kingdom of Thailand. Any disputes arising from a booking with Subata Villas shall be subject to the jurisdiction of the courts of Phuket, Thailand.
